Principal, Pacific Pointe Properties / Ronald H Holsman, AIA, Architects, 1989- . Holsman said of his most recent work with Pacific Point Properties: "Architectural design and successful construction of nearly 40-luxury architectural quality single-family residences ranging in size from 3,000 sq ft to 7,500 sq ft. Projects included custom residences and architectural quality luxury spec residences produced for re-sale. Scope of work includes: architectural design, construction documents, project development, permitting, financing, construction, and marketing. On most of these projects land acquisition and site development was a component and some projects also mandated construction of site infrastructure including roads, utilities, water production and distribution systems, and the construction of storm water runoff facilities. Numerous projects involved design and construction in the sphere of waterfront development and the inherent planning, zoning permitting procedures involved, including construction applications, variances, conditional use permits, eagle management plans and many other code interfaces that were sometimes involved. These projects ultimately included environmentally sensitive solutions requiring interacting with shoreline, vegetation, geotechnical, structural, civil engineering, and storm water management considerations. Projects included not only primary residences but also waterfront Trams, staircases and bulk-heading using eco-friendly soft armoring techniques." (See Ronald H.
