The Fox Cabrillo Theatre occupied the site of the Dodson House by 1923; James Hillsley Dodson (1861-1939) and his wife Rudecinda Sepulveda Dodson (1859-1929) were early benefactors of San Pedro, CA; Rudecinda was the daughter of the prominent landowner Jose Diego Sepulveda (1820–1869) and María Francisca Elisalde, who came from a politically important San Diego family. The Sepulveda Family's Rancho de los Palos Verdes included much of what became San Pedro, CA. In later years, Rudecinda Dodson and her husband donated to many philanthropic causes. In their honor, a middle school and an avenue were named.
