Building History
The Pemco Mutual Insurance Company occupied this five-story, reinforced concrete building from its completion in 1981 until 2014. The company sold it to UPI Eastlake and Thomas, LLP, for $51,750,000 on 12/31/2014.
UPI Eastlake and Thomas, LLP, sold it about four years later to Western Office Portfolio Property Owner, LLC, for $115,985,000 on 01/16/2019. Amazon.com leased space in the building c. 2023-2024, and called it the "Amazon Atlas" Building.
Building Notes
In 2011, a branch of the Umpqua Bank operated on the first floor of the Pemco Mutual Insurance Company Building.

Alteration
After Pemco sold the building in 2014, the building underwent various alterations requiring building permits. On 08/02/2019, building owners spent $50,000 on tenant improvements, and made $3,500 worth of others renovations on 08/07/2018. At some point between 09/2016 and 06/2019, a bay of the exterior was painted orange, and metal screens were placed over window pairs on each floor. The window screens contained a diagonal pattern that suggested perspectival recession to a doorway. Other elements of the fenestration were changed at this time, including adding windows on the end bays of the north half of the building's eastern facade.
Construction alterations occurred on 07/31/2019 at a cost of $25,000. On 01/13/2020, ownership undertook a voluntary seismic repair "to correct a captive column" at a cost of $500,000. Non-structural alterations (costing $150,000) made for tenant Amazon.com were permitted on 11/06/2023.
A building permit for the removal of communications utility equipment was issued on 05/01/2025, at a cost of $10,000.
