Overview

The Eight was an oval-shaped, structural-steel and glass skyscraper rising 25 stories on the northwest corner of NE 8th Street and 108th Avenue NE. Construction occurred during 2022-2023 and was completed by 2024.

Building History

The Eight at 10666 NE 8th Street, Bellevue, WA, was developed by the construction and development company Skanska USA Commercial Development, and was set to open by 03/2024. The Japanese firm Pokémon agreed to a lease of 374,000 square feet at The Eight in 01/2024, and was set to occupy it by early 2025. As noted in the Seattle Times: "In what's touted as the Puget Sound region''s largest lease deal in nearly three years, the entertainment and card-game company will take over nearly two-thirds of the newest office tower to rise in Bellevue's downtown, The Eight on Northeast Eighth Street. Pokémon has committed to 374,000 square feet of office space, the equivalent of 16 floors. The rest is 152,000 square feet of parking, The company plans to occupy the building early next year." Skanska's executive vice-president managing the project was Charlie M. Foushée, and he was quoted in the Seattle Times in 02/2024: "Foushée said The Eight tower was designed with the post-pandemic reality of hybrid work in mind, to encourage workers to want to be in the office. Every third floor, including the rooftop, has outdoor deck area where employees can meet or relax. The building has a large fitness center with lockers. On the first floor, a lounge mimics a large hotel lobby, with places to sit and work. It also holds 11,000 square feet of retail space, an open plaza and pavilion. The second floor features a 10,000-square-foot balcony that all tenants will share. "we have to now deliver offie buildings that, quite frankly, are better than home." Foushée said." Building Notes

The Eight occupied a 76,992-square-foot (1.77-acre) parcel. and contained 817,637 gross square feet, 539,701, net. The office building had approximately 540,000 square feet, and an underground parking structure had 266,636. The Eight also contained 11,001 feet of retail space. The land had an assessed value of $59,668,800 and the building $218,796,500 for a total of $378,465,300 for the tax year 2023-2024. The Eight replaced several properties on the site at 10630, 10644, 10660, and 10692 NE 8th Street. The State of Washington, Department of Ecology.gov listed previous buildings on the site: "The Property was first developed with single-family residences in the early-1950s. In 1955, the residences were demolished, and the Property was redeveloped with three commercial buildings: East Building – Built in 1956 and used for retail. West Building – Built in 1977 and used for retail. Central Building – Built in 1955 and used for retail. A dry cleaner operated in this building from 1955 to 1977. Auto Repair Building – Built in 1965 and located north of the Central Building. An automotive repair and service business operated in this building from 1990 to 1999. The buildings were demolished in 2021. The Property is in an area of known tetrachloroethylene (PCE)-contaminated shallow groundwater. Nearby properties with known contamination include: Thinker Toys Site – located 100 feet west of The Eight Bellevue Corner UNOCAL 4511 Site – located across NE 8th Street from Thinker Toys."
