This mixed-use retail/office development stood on the site of the Golden Bear a night spot erected in 1926, that hosted, particularly during the 1960s and 1970s, many high-profile singers and comedians; the City of Huntington Beach called for its demolition due to its seismic deficiencies in 1986. Its replacement, the Pierside Pavilion opened in 1990, and included a 6-screen movie theatre, the Pierside Pavilion 6, that went out of business in 2006. In 2010, plans formulated by the City of Huntington Beach and the building owner, Joe Daichendt, announced plans for a new Golden Bear night club, but this concept did not reach fruition. Retail businesses occupied the first two stories, while office space stood on the top two. (The Pierside Pavilion also had an underground parking garage.) The list of businesses operating here in 2014 included: Huntington Surf & Sport, the largest single tenant, as well as Java Point cafe, Diane's (swim wear), Blaq Ink and Havaianas, Black Bull Chop House, Gallaghers, an Ice Cream Sandwich shop, Pacific Hot Dogs, Subway, Fred's Mexican Cafe, and Spark Woodfire Cooking.

In 2012, Joe Daichendt announced his plans for a 28,000-square-foot, four-story addition to the original portion of the Pierside Pavilion. He hoped to attract high-end retailers to the new spaces and improve foot traffic in his under-utilized building. His plans sparked heated debate when a vote for approval reached the City Council on 09/17/2012. Neighborhood residents cited the noise and congestion that such an expansion would bring; they also complained that the addition would block their views of the Pacific. The commerce-minded City Council voted to approve the addition, 5-2.
