Peter Walker of SWA Group, Landscape Architects, worked with Raymond Watson, architect and planner with the Irvine Ranch Company, in the 1960s. Escalating land costs in Orange County during the 1960s forced the Irvine Company to investigate building multi-family housing tracts on some of its land; Walker recommended a firm in San Francisco, CA, Fisher-Friedman Architects, who had made a name for itself designing high-density residential communities. SWA Group and Fisher-Friedman designed at least three of these for the Irvine Ranch Company: Mariner Square (1970), Baywood (1974) and Promontory Point (1975).
