The site is bounded by NW 85th Street on the south, Greenwood Avenue North on the east, NW 87th Avenue on the north and 3rd Avenue NW on the west.

Gary Brunt owned and developed this property; his ancestor, Peter Frank Morrow, a newspaper publisher in nearby Ballard, operated a 10-acre farm on the land before c. 1905. The family and its development company, Greenwood Shopping Center, Incorporated, hoped to build a small village comprised of 5 buildings with 50 apartments and 80,000-square-feet of commercial space.

The 5.5-acre site for this development rests on a peat bog that subsides periodically depending on the level of the water table.
