Overview

The US Government's Federal Aviation Admininstration (FAA) Northwest Mountain Regional Office served the States of CO, ID, MT, OR, UT, WA and WY. The Panattoni Development Company, Incorporated, working with the New York-based insurance/finance giant, MetLife, financed the second phase of the Des Moines Creek Business Park, of which the FAA would be the prime tenant. The FAA formerly had its 1,425 employees situated in Renton,WA, in an office park owned by Unico Properties.

Building History

This development primarily for the Federal Aviation Administration's (FAA) Northwest Mountain Region Regional Headquarters was the second of three phases in the 87-acre Des Moines Creek Business Park development. The FAA began planning for this regional headquarters in 2006, but the planning process was slowed by the need for Congressional approval and the economic collapse of 2008. Planning resumed c. 2010 with the FAA conceptualizing a much larger 500,000-square-foot facility. According to the business news web site, Bisnow.com: "The GSA worked with the FAA to reduce its real estate costs and increase its workplace efficiencies as part of a national initiative strategically integrating space, people and technology." The GSA and FAA reduced the amount of floor space required nearly in half to 300,000 square feet by 2014, and the government released a new request for lease proposal at this time. Subsequently, the GSA signed a 20-year lease on this office space with the Panattoni Development Company, Inc. (PDC) in partnership with MetLife, Incorporated, for this space to be built in the Des Moines Creek Business Park.

According to the Seattle Southside Regional Tourism Authority.com web site the FAA, and its 1,600 employees, would not occupy the entire phase II building: "The 87-acre Des Moines Crocess went to bideek Business Park is being developed just south of Sea-Tac Airport, and it is filling up quickly. K2 Sports has leased 165,000 square feet of space. The project has other tenants, such as an Irish convenience foods company which will move 350 jobs from SoDo and add 50 more. Greencore is taking 75,000 square feet. The regional headquarters of the Federal Aviation Administration (FAA) is bringing 1,600 jobs to Des Moines, mostly from Renton. The FAA's lease totals nearly 282,000 square feet. Kent-based freight logistics company, Meiko America, also has leased 34,000 square feet at Des Moines Creek Business Park." Ground broke for the new FAA building in 06/2016 and was completed in the spring of 2018. The Seattle architectural firm of CollinsWoerman produced the design, working in concert with Abbott Construction, Incorporated.

Building Notes

David Suomi was the FAA's Northwest Mountain Region Regional Administrator in 2018.

The developer hoped to attain a LEED Gold 2009 Core and Shell and Commercial Interiors certification for the building.
