In 01/2007, the Japanese real estate investment trust, Mitsui Fudosan, (whose main American office was located in New York, NY), purchased this 25-story office building. Structurally, the building was supported by precast, pre-stressed concrete piers. The roof and elevated floors had corrugated steel decks with concrete topping carried by wide-flange steel beams and girders. (See "The Building,"Accessed 05/10/2011.) The US Green Building Council awarded the building a LEED Gold Certification in 2010.

A stark, rectangular building, it possessed eight passenger elevators and one freight elevator. It had a concrete exterior with each facade divided into 3 bays. Strip windows, all with reflective glass, filled each bay on each floor. In 2011, the building's largest tenant was the Bank of the West, then the third biggest bank commercial bank in the US. The bank maintained a first-floor, retail location in this building on the southeast corner of Montgomery Street and Bush Street. Other major tenants included: Ameriprise Advisor Services, Incorporated, and Ameriprise Financial Services, and the Schneider and Wallace Law Firm.
