Nicholas Court was a group of nine condominiums designed by Gordon K. Walker. It occupied a 14,000-square-foot site owned by Better Neighborhoods, LLC, with each of the nine units having an average of 1,000 square feet. Building cost was $2.5 million. The Urban Fund of Seattle, WA, was involved in the development of Nicholas Court.

For its deft use of space and sensitivity to neighborhood concerns, the Urban Land Institute (ULI) picked Nicholas Court to be one case study (of nine) in its 2005 Residential Development Handbook.
